How long does the average residential roof last?

Nothing lasts forever, and roofs are no exception. Even the most durable roof will need to be repaired or replaced at some point. Asphalt shingles are the most common residential roofing system in the United States. They are durable, affordable, and versatile. A properly installed asphalt shingle roof can give you anywhere from 12 to 30 years of solid performance. Metal roofs last significantly longer and can perform up to 70 years, maybe even more with regular maintenance. Stone and tile roofs, so long as they are properly cared for, can last centuries.

The longevity of a roofing system is also influenced by outside factors. Roofs that receive constant sun exposure run the risk of premature degradation. Similarly, roofs that are mostly shaded can experience moss growth and other moisture issues. Levels of rainfall, freeze/thaw cycles, and the presence of overhanging trees all contribute to the lifespan of your roofing system as well.

Scheduling an annual roof inspection is one of the best ways to get the most life out of your roof. By climbing onto the roof or using a drone to capture aerial photographs, a roofer can take note of problem areas. Finding and addressing roofing problems early on can prevent the need for costly emergency repairs in the future. Brothers Roofing offers roof inspections in Hays, KS, and can help keep your roof in optimal shape year-round.

How can I tell if I need a new roof?

Sometimes a roof repair will suffice. Other times, a new roof is the way to go. How can you tell when it’s time for “out with the old and in with the new?” If you’re missing large sections of shingle or if many shingles are curled, cracking, or damaged, it may be best to have your roof entirely replaced. If you have an asphalt shingle roof and notice lots of granules in the gutters, your asphalt shingles are impaired and not providing optimal protection. Noticing damage and discoloration around vents, the growth of mold and algae, and damage surrounding skylights and chimneys can all point to the need for a new roof installation Hays, KS.

Which type of roofing system should I choose?

Asphalt shingles are long-lasting, versatile in appearance, and an economical choice. For these reasons, asphalt shingles are widely used throughout the United States.

Metal roofs can last for many decades and are highly resilient. These roofs remain steadfast in the face of intense winds, high heat, heavy snowfall, and other conditions.

Those seeking a unique roof may choose a cedar shingle or tile roof. While visually appealing and lovely in their own right, these kinds of roofs pose unique problems that other types of roofs avoid.

Synthetic options are nice because they combine the appearance of wood or tile with the light weight of a traditional shingle.

Choose Brothers Roofing for your Roof Installation

When choosing a new roof installation in Hays, KS, the possibilities are wide. It all comes down to your stylistic preferences, your roof’s layout, and your budget. The roofing experts at Brothers Roofing have been installing and repairing residential roofs for many years. Maybe you already know the kind of roof you want or perhaps you need a little help deciding. No matter where you’re at in the roofing process, we can lend a hand.
